HOW ARE TENANTS SELECTED?
After we receive a completed application, we verify prior landlords, employment and
obtain a credit report. The tenants are then personally interviewed.

HOW ARE SECURITY DEPOSITS HANDLED?
By law, security deposits are refundable if all conditions are met by the tenant on move out i.e. rent current, no damage to unit etc. Tenants can not be charged for normal wear and tear.

WHAT DETERMINES THE RENT?
As managers for multiple properties throughout our service areas we constantly survey market rents and will perform a market analysis for your property. Rents are adjusted as scheduled for your property to keep current with the market.

WHAT ABOUT RENT COLLECTIONS?
Rents are deposited in a trust account that is set up for you and used to pay mortgage,
approved maintenance costs and owner disbursements. Owners receive or can access via internet monthly statements of income and expenses for their property.

WHO AUTHORIZES AND PAYS FOR MAINTENANCE?
The owner generally authorizes us to order and pay for maintenance from their funds held in trust, except for rare emergency issues requiring immediate response by us for safety, habitability and protection of the property from damage. With the large volume we deal with we can usually get lower repair and maintenance pricing and we have 24/7 services.

HOW MUCH DOES PROFESSIONAL PROPERTY MANAGEMENT COST?
It depends on the needs of the owner and factors regarding the property. A complete
property analysis and cost schedule is provided on request at no cost.

CAN I AFFORD PROFESSIONAL MANAGEMENT?
In most cases the cost of our services are covered through immediate increased cash flow.

ARE MANAGEMENT FEES TAX DEDUCTIBLE?
Yes, as a direct expense item.

DO YOU PROVIDE LEGAL SERVICE?
Yes. We are affiliated with attorneys and legal service providers for our clients at owners’ expense.
